What is a guaranteed leaseback property?
It is the purchase of a freehold real estate property, subsequently leased through a management company for 2 to 3 years.  Through this commitment, and based on the purchase price of your property, consequent income is ensured for the period of the lease.   Also, one of the most significant benefits available for investors acquiring a leaseback property, is the removal of GST and QST from the purchase price, which offers savings worth 12.5%.   Owners of leaseback property can use the property themselves for up to 36 days annually (except for some black-out dates).  The guaranteed annual return is deposited into the owner’s account on a monthly basis, irrespective of the occupancy of the property.  The only fees to be handled by the owner are mortgage payments, municipal and school taxes.
